Los Angeles County Stevenson Ranch Plumber

Stevenson Ranch looks like part of Santa Clarita, but it isn't inside the city. Your permits come from Los Angeles County, your water from SCV Water, and your sewer lateral is yours all the way to the main.

Plumbing In Stevenson Ranch

Because Stevenson Ranch is unincorporated, the City of Santa Clarita's permit counter isn't the one that matters here. LA County Building and Safety is, through the district office that serves your address. For simple jobs on a house, like a water heater, the County has a permit that's issued online.

The water is the same hard SCV Water blend the rest of the valley drinks, so the same problems turn up: scale in tank heaters, tankless units that need descaling, crust on fixtures. And the same rule applies to the usual cure. Automatic salt-based softeners are banned here exactly as they are in the city.

Replacing a water heater here comes down to three things: the County permit, the strapping state law requires, and a look inside the old tank. The scale in the bottom tells you how hard the water has been on it, and how often the new one will want flushing.

  1. The County, Not The City

LA County says construction permits come from the Building and Safety district office that serves the project address. Stevenson Ranch is unincorporated, so that's the County, not the City of Santa Clarita.

  2. The Softener Ban Reaches Here

The Sanitation Districts name Stevenson Ranch among the unincorporated communities where automatic salt-based softeners are prohibited, along with the City of Santa Clarita and Castaic.

  3. Your Lateral, Under The Street Too

In the County's sewer district the lateral belongs entirely to the property it serves, from the house to the main in the street, or to the main in an easement behind the house.

A Permit Issued Online

LA County's Express Permit is a self-issued permit for simple residential projects that need no plan review, and the County names water heater replacement as an example. It's the kind of permit a Stevenson Ranch water heater swap can use.

Straight Answers

Stevenson Ranch Questions

Does Stevenson Ranch use Santa Clarita's permit office?

No. Stevenson Ranch is unincorporated, so permits come from LA County Building and Safety, through the district office that serves your address.

Can I put a salt water softener in a Stevenson Ranch house?

No. The Sanitation Districts prohibit automatic salt-based softeners in Stevenson Ranch, the same as in the city. Exchange-tank service, salt-free conditioners, reverse osmosis and carbon filtration are allowed.

Who fixes the sewer line under my Stevenson Ranch street?

You do. LA County says the property owner is responsible for the entire length of the lateral, including the part that may be in the public right of way. The County's sewer district looks after the main itself.

Can I get a Stevenson Ranch permit online?

Yes. LA County issues permits online through EPIC-LA, its Electronic Permitting and Inspection system, and simple residential work like a water heater replacement can go through an Express Permit.
