Signs It Needs Looking At

  1. Water at the base

A tank leaking from its body has rusted through. It won't seal again.

  2. Popping or rumbling

Sediment from hard water is cooking on the bottom of the tank.

  3. Rusty hot water

Rust that shows in the hot side only usually comes from inside the tank.

  4. Runs out fast

Less hot water than it used to give: sediment, a failed part, or a tank too small for the house.

How We Handle Water Heater Replacement

A water heater rarely dies all at once. It warns you first: rust in the hot water, a puddle at the base, a rumbling or popping sound as it heats, or hot water that runs out sooner every month. The popping is sediment. Hard water leaves minerals that settle in the bottom of the tank, and the burner has to heat through them.

Once the tank itself is leaking, there's nothing to repair. The steel has rusted through, and the only fix is a new heater. Before that point, a failing thermostat, burner part or valve can sometimes be replaced instead, and we'll tell you which one you have.

A replacement is more than swapping one tank for another. The new heater has to be strapped against earthquakes, its relief valve has to drain somewhere safe, the gas connector and the vent have to be right for the new unit, and in many places it needs a permit. That's the part that decides whether the job is done right.

Water Heater Replacement Questions

Should I repair my water heater or replace it?

If the tank is leaking from its body, replace it: the steel has rusted through. If the tank is dry and the problem is no heat, a bad thermostat, burner part or valve can often be replaced on its own. We'll tell you which one you have before any work starts.

Is tankless better than a new tank?

Sometimes. Tankless gives endless hot water and takes up less room, but it needs a larger gas line and new venting in many houses, and hard water means it needs regular flushing. A tank is simpler and cheaper to put in. We'll look at your gas line and your water before recommending either.
