Santa Clarita & The San Fernando Valley Main Shut-Off Valve Replacement

The main shut-off is the one valve you need to work in an emergency, and it's often the one that hasn't been turned in twenty years. We replace seized and leaking main valves.

Before You Call

Signs It Needs Looking At

  1. Won't turn

A seized valve is no use in an emergency. Don't force it.

  2. Turns, still flows

The inside has worn or broken and the valve no longer seals.

  3. Weeping stem

Water around the handle means the packing or the valve is failing.

  4. Wheel handle

An old gate valve is worth replacing before it fails, not after.

How We Handle Main Shut-Off Valve Replacement

Find your main shut-off before you need it. On most houses here it's where the water line comes up out of the ground, near the front of the house, often next to the pressure regulator. Try it. If the handle won't move, moves but doesn't stop the water, or weeps at the stem, it's due.

Older houses often have a gate valve: a wheel handle and a brass gate inside that drops into the pipe. Gate valves seize, and the gate can break off and stay stuck. A full-port ball valve turns a quarter turn, shows you at a glance whether it's open or shut, and doesn't restrict the flow when it's open.

Replacing the main valve means shutting the water off at the meter first, so it's a good time to look at what's next to it: the pressure regulator, the hose bib and the line coming out of the ground.

Through Jacob's Eyes

Where The Main Comes In

  • Through Jacob's glasses: water lines exposed in a dig beside a house

Lines dug out where they rise beside the house, the usual home of the main valve.

  • Through Jacob's glasses: copper fittings, a ball valve and tools laid out on a truck tailgate

The valve and fittings laid out on the tailgate before the water goes off.

  • Through Jacob's glasses: copper fittings pushed together by hand on a tailgate

Everything dry-fitted first, so the water is off for as short a time as possible.

Main Shut-Off Valve Replacement Questions

Where is my main water shut-off valve?

On most houses in Southern California it's where the water line rises out of the ground, usually at the front of the house near a hose bib, often with the pressure regulator right next to it. Some homes also have a shut-off at the meter box by the street, which belongs to the water supplier.

Why replace a valve that still works?

Because you can't tell whether an old gate valve will close until you need it to, and then it's too late. A quarter-turn ball valve can be closed in a second and shows whether it's open or shut.
